The fall 2026 market, in one sentence

Buyers have choices again, and they're using them.


Across King, Snohomish and Pierce Counties, inventory is the highest we've seen in years. Prices are softening in most of the region. Homes are sitting a little longer. And the listings that still move fast have one thing in common: they look ready the day they hit the market.


If you're listing homes on the Eastside or anywhere in the Puget Sound this fall, here's what the numbers say and what to do about it.


The numbers: King, Snohomish and Pierce

All three counties now sit in balanced territory, with 3 to 4+ months of inventory. A year ago, that would have sounded like a different market.

The Eastside is feeling it most. The Eastside median dropped to about $1.5 million in August, down 8% from last year, with 4.7 months of supply. That's buyer's market territory (Seattle Red).

Seattle is close behind. Inventory is up 30% year over year, and homes now average 36 days on market (Madrona Group).


Pierce is holding. It's the only one of the three counties with prices still up year over year, though only slightly.


What this means for your listings

Condition is the new tiebreaker. When a buyer has 8,000+ King County homes to choose from, the dated kitchen and the tired carpet aren't charming. They're a reason to keep scrolling, or a reason to write a lower offer.


Price cuts are quietly happening. In Seattle, homes sold for 99.1% of their last list price but only 97.1% of their original list price. That gap is price reductions. It's the cost of listing a home that wasn't ready for the market it walked into.


Buyers are negotiating again. Inspection requests, repair credits and concessions are back on the table. Every item a buyer finds is leverage they use against your seller.


Life-event sellers get squeezed hardest. Think estate homes, divorces, downsizing parents. These are often the homes that need the most work, owned by the people with the least time, cash or energy to do it. In a fast market they could sell as-is and still do fine. In this market, as-is often means a big discount to an investor.
