1. Pre-Listing Home Inspection
Once our work is complete, we bring in a home inspector of your choice for a full pre-listing inspection. If anything comes up, we come back and address it before the home goes on the market. Your seller lists with a clean report in hand.
Agent benefit: Dramatically increases the likelihood of a waived inspection contingency.
2. Transferable Contractor Warranty
JCC issues a signed, assignable contractor warranty that transfers to the buyer at closing. It includes a 30-day punch list period where the buyer can flag anything that needs attention, plus a full one-year materials and workmanship warranty on all in-scope work.
Agent benefit: Covers in-scope work. Reduces renegotiation and deal fallout risk after closing.
3. Old Republic Home Warranty
The buyer also receives a one-year Old Republic Home Protection plan, covering standard out-of-scope systems and appliances — heating, electrical, plumbing, kitchen appliances, water heater, garage door openers, and more. This is the safety net for everything outside what JCC touched.
Agent benefit: Covers what the contractor warranty does not. Gives buyers peace of mind on day one of ownership.

The Pre-Listing Inspection: Why This One Is Different

Most sellers who do a pre-listing inspection use it to find out what to disclose. JCC flips the sequence.
We complete the renovation work, then bring in the inspector, and then address anything that surfaces.
By the time your listing goes live, the inspection is already done and the report is clean.

The Contractor Warranty: JCC Puts It in Writing
The assignable contractor warranty is a signed legal document that JCC issues at closing. It is not a verbal assurance or a marketing claim. The buyer gets an actual warranty with two specific protections:
30-day punch list period: After moving in, the buyer has 30 days to flag any items within JCC's scope that need attention. JCC reviews the list and comes back to correct valid items at no charge.
One-year workmanship and materials warranty: For a full year from closing, JCC warrants all renovation work is free from defects in workmanship and materials. If something fails, the buyer notifies JCC in writing and we make it right.
The scope of work attached to the warranty defines exactly what is and is not included. Buyers know precisely what they are covered for — which is a lot more than they get with most contractor relationships.
The Old Republic Home Warranty: Coverage for Everything Else
Old Republic Home Protection has been in business since 1974 and has served more than 6 million customers. The plan included with the Buyer Confidence Package covers:
Heating system and ductwork
Electrical system and interior wiring
Plumbing including water heater, toilets, drain lines, and pipe leaks
Kitchen appliances including oven, range, dishwasher, and built-in microwave
Garage door openers and central vacuum
Think of the two warranties as complementary layers. JCC's contractor warranty covers what JCC touched. Old Republic covers the rest of the home. Together, the buyer has comprehensive protection from the moment they get the keys.
